Responsibilities:
• Assist in the preparation of the maintenance portion of the overall property budget and ensure that all maintenance-operating expenses are within the existing budget.
• Direct and supervise the day-to-day administrative operations of the maintenance functions including the scheduling and assignment of work, submission of reports and paperwork (invoices, time cards, new hire/termination information, employee counseling and evaluations) and record keeping function in a timely manner, including sanding/salting and smoke detector battery replacement logs.
• Determine the training needs of lower level maintenance persons and schedule or perform the necessary training.
• Supervise and/or perform all maintenance and repair operations at the site including responding to service requests within 24 hours and refurbishing vacant units within 3 working days.
• Perform frequent inspections of all grounds, structures, and systems and correct any problems.
• Purchase all supplies and materials in a cost effective and efficient manner.
• Develop and implement an inventory control program for all supplies and materials.
• Develop and implement preventive maintenance programs for all structures, systems, equipment and motor vehicles.
• Supervise the use of all property vehicles.
• Constantly be aware of the condition of physical property throughout the community and immediately correct unsafe conditions, i.e., broken gates leading to pools, broken steps, open holes, broken/burned out exterior lights.
• Coordinate and oversee all work by contractors. Insure that all make-ready repairs and services are completed correctly and on schedule.
• Ensure compliance with safety policy and the use of personal protective equipment by all maintenance staff.
• It is the Maintenance Supervisor/Maintenance Technician’s responsibility to know and adhere to all federal, state and local laws as well as all policies and procedures.
• Assist the Property Manager in the implementation of the safety policy.
• Adhere to regular attendance on the job.
• Responsible for timely, efficient and courteous responses to resident requests.
• Maintain a positive work atmosphere by behaving & communicating in a manner so that you can get along with residents, business contacts, coworkers & supervisors.
• Responsible for reporting any unusual or extraordinary circumstances regarding the residents or the property.
• Responsible for seeking educational opportunities and self-improvement for personal growth and development.
Qualifications:
- Minimum of 10 years hands-on experience required and at least 5 years supervisory experience.
- Candidate must possess a high school diploma or G.E.D.
- Certifications in plumbing, HVAC, or electric a plus.
Ability to lift heavy equipment such as snow blowers, lawn mowers, and carpet cleaning machinery needed. Ability to walk/stand for full shift, climb ladders, and perform other physically demanding tasks is required. Must pass Competency Maintenance Test. Requires knowledge of mechanical systems and equipment, HVAC, carpentry, painting. Electrical troubleshooting & Plumbing proficiency is also required.
